I object to the above variation application.

My observations and recommendations...

The applicant has already been granted planning permission to build a property; a three story, large house and now seeks further enhancements which could provide living accommodation to the ground floor space, currently only approved for garage and utility use.

I doubt this amendment is driven as a requirement of the structural engineer as stated in the covering letter of 22 March 2018.

This is an opportunistic amendment, purely to enhance the internal living space, and in so doing so, requires the complete removal of the right-hand flank of the existing established bank; if permitted, will require a large amount of soil to be removed from the site.

The development immediately borders the Area of Outstanding Natural Beauty and the temptation to spread the surplus soil, rather than pay for it to be removed is of real concern.

It is a fact that with additional heavy commercial vehicle movements, there will always be an increased risk to public safety.

Also, the land is marked on my Deeds with wavy lines, indicating an area of slippage and any further erosion of soil and bulk can only make matters potentially worse.

In view of my observations and concerns, I ask that the Council refuse the amendment in its entirety.

I am concerned about this application, as the name on the planning application notice and on the Hastings Planning portal is misleading.

It states that this amendment is to add an additional window to the lower level. However, it vastly changes the footprint of the building by adding an additional 'games room'. I do not see how this building would therefore be classed as a 'two-storey chalet style detached dwelling' as it would then be a 'three storey house' in my opinion.

More importantly I'm concerned about the environmental impact that will occur if this additional room is added. As there will be an huge amount of addition soil excavated from the site. If approved I would like to see a conditional that the additional soil is removed from the site, rather than being spread around the site as this could then affect the area of outstanding natural beauty, or more crucially cause land slippages which would endanger neighboring properties.
