I wish to strongly object to planning application HS/FA/21/00327 (business park at North Queensway).
My reasons for objection are:
1. Natural England made it very clear in a letter dated 28 Jan 2021 (https://bit.ly/3oD6Bl1) that development should be avoided in the northwest plot in order to protect Marline Woods SSSI from runoff and pollution. Despite this, SeaChange's proposal includes three large units and 57 parking spaces in the northwest plot. This proposal poses a very real risk to a very delicate SSSI and is in contravention of Local Plan policy EN3: Nature conservation and improvement of biodiversity.
2. The majority of the development (plots 1.1 and 2.1) is speculative. The applicant has provided an assessment of demand for business space locally but Hastings Borough Council has undertaken no independent assessment. It should be noted that the Enviro 21 business park, a stone's throw from the proposed site, remains significantly underdeveloped over a decade since it was built. In addition, the proposals take no account of the changing needs of local businesses post-covid.
3. The application takes no account of HBC's climate change action plan. It is in a highly unsustainable location, on a busy road with no pavement to the north, and only a short stretch of pavement to the south, and no nearby public transport. Local Plan policy T4 requires a travel plan for a development of this size: no such plan has been submitted.
4. The ecology report for the site notes that the development will cause a 25% reduction in biodiversity on the site and gives no indication how that will be compensated for. This is in contravention of HBC policy HN8 ? development should result in no net loss of biodiversity.
5. In my personal opinion, the concept of this development is not going to improve the quality of life of the local community in any meaningful way. Moreover, I find the proposal to use this site is totally unacceptable.
Over the past thirty years I have witnessed the destruction of what was once, an outstanding area of beautiful countryside. this idea would ruin the very small amount of the remaining land surrounding marline woods. As a little girl I have many wonderful memories of when my sister and I used to go horse riding and enjoy family walks in this area. However, today it saddens me, and my family members because the development of the area has made it quite unrecognisable and destroyed the places we thoroughly loved and enjoyed.
I do hope you can please reconsider using this site. Instead, take this opportunity to take into account the importance of the site, and the above mentioned objections in any future decisions regarding this proposal.

How sad it is, when areas rich in ecological diversity are ruthlessly disregarded (when they should be valued and nurtured).
If permission to build a Business Park off Queensway North is granted: the Marline Valley Nature Reserve will be a case in point.
It will end up backing onto a significant 'development' which (from the environmental viewpoint) will be a crying shame.
In the grand scheme of things, does it matter? Yes, it does!! Very much so!!
I strongly object to a Business Park (or any other development) on this particular site.

I completely object to this proposal because even light industrial use will be damaging to the delicate eco system next to the site. We need to protect these last remaining pockets of
nature and prevent the constant encroachment that is ripping it apart. Please go elsewhere to find industrial neighbours and leave nature in peace.

Those in favour of building by this important SSSI show utter disregard for our planet ? a complete lack of education about global warming and very little respect for the truth about the need for new sites when there is so much empty property still available. The more we encroach on these special sites the less rich our lives become.
I strongly oppose this development.

please register my objection to the Seachange application for the business park North Queensway (planning application HS/FA/21/00327)
The information from Natural England about the likely damage and pollution to the Marline Wood SSSI should be a great concern
Seachange statements about environmental impact and how people would travel to the business park, etc do not sound very credible, and surely can't be in line with councils climate change action plans.
I believe the council recognises the need for protection of such beautiful and environmentally important open spaces, and the needs of residents and visitors to have the opportunity to experience these, without damage to the diodiversity of the area.
If there is a demand for increased business space why would we agree for these to impact on our nature reserves, AONBs and SSSis which are such an asset to our area?
Is there actually a demand? I seem to see a lot of unused business units already in this area.
If investment money is available, why not invest instead in looking into developing our many ugly, abandoned and run down areas to create usable spaces and jobs in response to the needs and demands? (and that are closer to residential areas so that walking, cycling or public transport could be a valid option for getting there to work?)
I do recognise that it can be cheaper to build from scratch on previously undeveloped sites, rather than re-develop older buildings, but there is more than the financial cost at stake here, the cost of further destruction of our natural environment should be paramount.

The proposal is potentially in contravention of planning policy EN5 (p70) of the Hastings Planning Strategy 2011-2028 (local nature reserves) which states that nature reserves should be preserved and protected, and developments affecting nature reserves will only be allowed if the need outweighs the importance of the site for nature conservation. It is hard to see how that could be the case if the development was allowed to go ahead.
